Culdesac, Tempe, AZ

The first car-free neighborhood built from scratch in the U.S. — this amazing new community is being built in Tempe, AZ. Erin gave me a tour at the location on Saturday the 24th. They have 17 acre lot and it is about 1/4 done. It’s reminiscent of an old Italian or Greek village. Lots of tile art, local artist’s works, water and fire features, shopping, and living spaces.

They have opened their restaurant, gym, some living spaces, and their live/work units.

Tempe appears to be a forward thinking city, implementing light rail, biking, and walking and reducing the need of car ownership.

The future of neighborhoods relies on less cars, better transit, 10 minute walks to essential needs, social events, and affordability. The Culdesac architect, Dan Parolek, is a progressive, small community designer and coined the phrase: Missing Middle….which is a healthier way to live and increases sales and business tax revenue for towns and cities.
